Check-Out Checklist:
NOTE: You are expected to perform reasonable cleaning during your stay. Please leave your cabin neat and clean when you check out or a $75 cleaning fee will be applied to your credit card.
No Pets - Pets are NOT allowed in the Cabins or on the Resort property. No Exceptions! A $35.00 per day pet fee will be added to your stay and a $75.00 cleaning fee may be applied if you are found to have pets in your cabin.
Furnishings and Equipment - All cabins are equipped with basic items such as linens, pillows, blankets, 32" Smart TV, microwaves, toasters, coffee makers and filters, pots/pans, dishes and anything you should need for preparing meals.
Food and beverage utensils have been provided in this unit as a guest convenience. The utensils have not been sanitized. It is recommended that you wash with a detergent, rinse with clean water and sanitize all utensils before use.
Instructions to sanitize:
An initial supply of dish towels, wash clothes, dish soap, toilet paper and garbage bags is provided. Housekeeping is not provided during your stay. One set of sheets, bath mat, dish rag and dish towel are provided for your stay. You will need to bring your own bath and beach towels.
Parking:
We are limited on our parking, so each cabin is allowed only one parking space in the driveway of the resort. If you will have more than one vehicle you will need to park them along the street (you can park on both sides of the street in front of the resort) or in the parking spots by the school located across the street (when school is not in service). Boat trailers can be parked in the grass area off the street or the Fremont American Legion-VFW offers free trailer parking in the area by the army tank, address is 322 Waupaca St Fremont and there is a sign where to park trailers. If we are not fully booked, we may be able to offer additional parking in the driveway but please ask first.
Fish Cleaning Station – No guest is permitted to clean fish inside their cabin; all fish cleaning must be done on the cleaning station near the river.
Fish Storage – Each cabin has a refrigerator with a freezer and we also have a small chest freezer outside the shed for guests to use. Please make sure all bags are sealed, not leaking and labeled with your name. The freezer is not locked and we have not had any problems with missing bags of fish. Please respect other guest’s bags of fish so we can continue to provide this freezer space for you. Rivers Edge Resort LLC is not responsible for any missing or stolen items.
No-Smoking – ALL OF OUR CABINS ARE NON-SMOKING. If you or your guests smoke inside of a cabin you will be billed for the cost to restore the cabin to 'non-smoking' condition. Costs will include all cleaning supplies and labor involved.
Neighbors – Please remember that your cabin is located in a quiet neighborhood. Please observe quite time from 10:00pm to 7:00am. DO NOT TRESPASS on property that is not part of Rivers Edge Resort LLC. If you are not sure, please ask!
Dock space – We have 95ft of direct river frontage with a pier. We are in a wake zone from Sunday at midnight to Friday at midnight in a high traffic area of the river and it can be very choppy. The slow no wake in front of the resort is only during Holidays and weekends. If you are bringing your own boat; you are responsible for the safety of it and the equipment in it. If you feel the dock space that we have provided is inadequate, you will need to take your boat out of the water. Rivers Edge Resort LLC takes no responsibility for any damages or missing property.
Dock space is available at one space per cabin. Additional dock space may be available but is not guaranteed.
An adult must accompany all children under the age of 12 and all children must wear life jackets whenever in the dock area. Throwing rocks into the river is strictly prohibited.

Pontoon Boat Rental – No one under the age of 18 may operate a Rivers Edge Resort owned boat at any time without an adult riding with them. A valid state id or driver’s license must be provided for rental of boats*.
*Wisconsin Boating Safety Education Requirements
A Wisconsin Boating Safety Certificate is required for all boaters born after January 1, 1989 who operate a motorboat or Personal Watercraft (PWC) on Wisconsin's waters.
Rivers Edge Resort Pontoon rental times are 7:00am – 7:00pm. Our pontoon boats do not have navigational lights and MUST be returned to the resort by dark.
If you rent a boat from another Marina you are responsible for making arrangements/reservations with them.
Children 12 years of age or younger must wear a correctly fitted, approved, life jacket at all times while onboard and that such floatation devices are not provided by Rivers Edge Resort.
NOTE: Please refer to the Rivers Edge Resort LLC Pontoon Rental Contract for a full list of rental details and responsibilities.
You will be held responsible for any damages to the cabin or property, caused by you or your guests. Cabins are inspected after each guest. If any items are missing, damaged or broken; you will be charged the retail cost to replace said items.
NOT ALLOWED: Violation of these rules may result in eviction without refund.

I, the undersigned do hereby agree to rent & accept personal pontoon boat(s) and equipment from Rivers Edge Resort LLC and acknowledge that they are in good working order & condition. I also agree to the following conditions: 1.To pay the stipulated hourly rate. 2. To insure proper care & use of the vessel(s) and equipment. 3. To promptly pay Rivers Edge Resort LLC the full retail cash value of said vessel(s) and equipment in the event that they are lost, stolen, or destroyed prior to their return. 4. To promptly pay Rivers Edge Resort LLC all repair costs at retail value, parts and labor, in the event said vessel(s and/or equipment are damaged prior to their return. 5. If vessel(s), and equipment are damaged, destroyed, or stolen while in the renter's possession, the renter is responsible for all revenue lost, that the vessel(s) and/or equipment would have generated until the vessel(s) and/or equipment are back available to rent. 6. To exonerate, indemnify, and hold Rivers Edge Resort LLC from all liabilities or claims from any party(ies) for damage or loss to any person(s) or property in any way arising out of or during the use of said vessel(s) and/or equipment. 7. To follow instructions given by Rivers Edge Resort LLC in general operation of vessel(s) and/or equipment, and to follow all safety procedures and rules of operation on any body of water or terrain on which they are operating_ 8. A S100.00 deposit is required on all advance reservations. Deposit is non-refundable one week (7 days) or less, prior to reservation date. Rivers Edge Resort LLC is not responsible for weather conditions. 9. No refunds or credits will be issued for early returns. 10. Late returns will be charged at the stipulated hourly rate of $50/hr.
I also agree to the following conditions: that while in possession of the vessel(s) and/or equipment, I am responsible in whole for their safe return. If they are stolen, vandalized, or damaged, I accept full responsibility, and will pay the full retail amount to replace or repair said vessel(s) and/or equipment. I understand that I am responsible for all revenue lost by loss or damage to vessel(s) and/or equipment until the damaged item(s) are repaired or replaced and is available for rental. I hereby give authorization to charge on my credit card the amount of damage or replacement cost of said vessel(s) and or equipment in the event that payment is not made at the end of the rental period. I agree to lock and store vessel(s) and/or equipment when not in use in a safe and orderly manner to ensure their proper and prompt return.
Acknowledgement of risks, assumption of risks and responsibility, and release of liability:
Statement of risks: There are significant elements of risk in any adventure, sport, or activity associated with water sports, the outdoors, the presence or use of motorized watercraft or boats, and activities incidental thereto (referred to herein as “activity"). Although we have taken reasonable steps to provide you with appropriate and/or skilled staff so that you can enjoy the activity for which you may not be skilled, the activity is not without risk. Certain risks cannot be eliminated without destroying the unique character of the activity. These same elements contribute, in extreme cases, to permanent trauma or death.
Acknowledgement of risks: I acknowledge that the following describes some, but not all, of the risks of participating in the activity: 1. Changing water flow, currents, wave action, and boat wakes. 2. Collision with any of the following: other participants, the interior of the watercraft of which I/we are riding or any other portion of said craft, other watercraft or boats, and manmade or natural objects; 3, Wind shear, the inclement weather, lightning, variances and extremes of wind, weather, and temperature; 4. My sense of balance, physical condition, ability to operate equipment, swim, and/or follow directions; 5.Collision, capsizing, sinking, or other hazard which results in wetness, injury, exposure to the elements, hypothermia, and/or drowning; 6. Getting in or out of the vessel; 7. Travel, including travel to and from the activity; 8. The presence of insects, wildlife or marine life forms; 9. Equipment failure or operator error; 10. Heat or sun related injuries or illness including sunburn, sunstroke, or dehydration; 11. Fatigue, chill, and/or dizziness which may diminish my/our reaction time and increase the risk of an accident.
I am (we are) aware that the activity may entail risks of injury or death. l/we understand the description of these risks is not complete and unknown or unanticipated risks may result in injury, illness, or death as a result of my/our participation in the activity.
Express assumption of risks and responsibility: I/we agree to assume responsibility for the risks of the activity identified herein and those risks not specifically identified. My participation in the activity is purely voluntary. No one is forcing me/us to participate. I verify that I am physically fit, not under the influence of alcohol or drugs at this time and sufficiently qualified, trained, and capable to participate in the activity. I assume full responsibility for myself, any minor children for whom I am responsible, and any persons who ride the boat while it is in my care for any bodily injury, accident, illness, death, loss of personal and expenses thereof as a result of any accident which may occur while I/we participate in the activity and further agree to hold harmless and indemnify Rivers Edge Resort LLC and its owner(s) against any and all injuries and damage resulting to renter, his/her children, invitees, and/or guests. I assume the risk(s) of personal injury, accidents and/or illness, including but not limited to sprains, torn muscles and or ligament, fractured or broken bones, eye damage, cuts, wounds, scrapes, abrasions and/or contusions, dehydration, drowning, oxygen shortage (anoxia) and/or exposure, head, neck, and/or spinal injuries, bite or attack by an animal, insect or marine life, allergic reaction, shock, paralysis, or death, l/we elect to participate in the activity in spite of the risks. I am responsible for protecting my skin and eyes from the elements. I agree to wear appropriate safety gear to include a U.S. Coast Guard approved personal flotation device (life jacket), while on personal watercraft or boats and participating in the activity. This is a basic safety caution and is required. Participation includes riding in any watercraft or boat.
Covenant of good faith: I recognize that you, a provider of services, will operate under a covenant of good faith and fair dealing. I recognize that you may find necessary to terminate the activity due to forces of nature, medical necessities, or other problems; and/or refuse or terminate the participation of any person you judge to be incapable of meeting the rigors or requirements of participating in the activity. I also agree that if it is found that the equipment in being misused, abused, or operated in an unsafe manner that you have the right to call in the rental equipment with no refunds given. I accept your right to take such actions for my safety and/or the safety of other participants.
Release: In consideration of services or property provided, I, for myself and any minor children for whom I am responsible, any heirs, personal representatives or assigns agree that Rivers Edge Resort LLC, its owners, directors, officers, agents, employees, and volunteers, their insurers, and each and every land owner, municipal, and/or government agency upon whose property an activity is conducted ("owner”) and their insurers, if any, shall have no liability of any nature for any and all damage to me and other persons or properties as a result of my/our participation in this activity. This release includes any acts, omissions, or negligence of the "owner", the operating named above, or any other person (including myself) or any entity, their agents, employees, joint ventures, servants, and their insurer(s), if any, for any such damage.
Lessee must notify lessor immediately if equipment does not function properly or no refund or allowances will be made. Lessee agrees not to alter or repair any of the equipment leased. Lessee acknowledges, by signing this agreement, that they have read the acknowledgement of risks, assumption of risks and responsibility, and release of liability.
Lessee acknowledges he has carefully examined the watercraft or boat and finds it (them) suitable for the purpose leased, and that other accessory equipment is in suitable and acceptable condition.
Use of Watercraft. Lessee is approved to use the above indicated watercraft on the following designated waters. Any and all bodies of water that are navigable and connected to the Wolf River System and lie up river from the Rat River intersection and down river from the Little Wolf River Intersection.
Improper Use. Lessee agrees (a) that all rented watercrafts shall not be used to carry passengers or persons for hire; (b) that rented boat shall not be used to carry property or passengers in excess of the rated capacity of the watercraft; (c) not to use the water craft to tow or propel any other watercraft, barge or "thing" without the Lessor's express written consent; (d) not to operate the watercraft or motor in a negligent manner; (e) not to operate the watercraft outside the area of use designated by this agreement; (f) not to permit the watercraft or motor to be operated by any person, other than the lessee, without the express written consent of the Lessor; (g) not to remove the motor from the watercraft for any reason whatsoever; and (h) not to remove the watercraft from the water in any way or for any reason.
Insurance. Lessor maintains no insurance coverage of any kind for Lessee on this watercraft and Lessee hereby acknowledges that no insurance for injury, death, damage or liability is provided under this agreement.
Damage or Destruction of Watercraft. Lessee agrees to pay Lessor the cost of all damages, excluding regular wear and tear, that take place during the term of this agreement. Lessee further agrees to pay a daily rate of $150.00 per day for each day the watercraft may be inoperable while such damage is repaired. Lessee agrees that the Lessor will charge the cost of any damage directly to the credit card used to secure this agreement and will provide Lessee with a detailed invoice for his record.
Indemnification of Lessor. Lessee agrees to indemnify and hold Lessor harmless for any and all damages to property or persons arising out of the use of this watercraft by the Lessee.
Expiration of Lease. Lessee agrees to return to the Lessor the watercraft and all contents in the same or substantially same condition as when rented at the expiration of this agreement. Payment of damages shall be paid in accordance with section 8 of this agreement, late return shall incur a rate of $50/hour.
Fuel Lessee hereby confirms the gas tank onboard the vessel contains fuel to begin rental. Lessee is to replenish such fuel as needed during the use and terms of this agreement. Lessee agrees to replenish with only fuel that is 100% gasoline and contains no ethanol. If Lessee provides ethanol fuel and damage is caused to the motor Lessee agrees to pay for any such damage that occurs.
Certification Boaters Safety Requirement. Any person born on or after January 1, 1989 MUST reach the age of 16 years old and MUST complete a Wisconsin DNR approved boater safety course before they may legally operate a boat on Wisconsin waters. Lessee, upon providing his driver's license for copy and record by Lessor to prove birth prior to this date or must also provide a certificate of boaters safety completion from the Wisconsin DNR before executing this contract.
Governing Law. This agreement shall be governed by the laws of the State of Wisconsin.
Lifesaving Equipment. Lessee and Lessor agree that all required lifesaving and safety equipment are aboard the watercraft and in good order. Lessee agrees to hold Lessor harmless from any tickets or fines resulting from missing lifesaving or safety equipment.
Rental Fee. Lessee shall pay the rental fee plus all applicable sales tax. This fee shall be paid in advance of rental or may be added to Lessee's total lodging bill.

- Return any moved furniture to its original spot
- Wash and dry all dishes and put away

- If you make a mess in the microwave, refrigerator or oven please clean it out
- Empty the refrigerator and kitchen cabinets of all items you brought
- Take garbage/recycling out to the dumpster/recycling bins in the driveway
- Sweep the floors
- Leave the keys on the table
- Lock and close all windows and doors

- Wisconsin State statutes prohibit depositing fish entrails into the river. Please deposit ALL fish entrails in the garbage cans located near the cleaning station.
- Please DO NOT fill the garbage cans past halfway or they will be too heavy for us to move up to the garbage pickup area.
- Please cleanup your area after you are done. This will ensure that the area is clean for the next guests.

Heat or sun related injuries or illness including sunburn, sunstroke, or dehydration; 11. Fatigue, chill, and/or dizziness which may diminish my/our reaction time and increase the risk of an accident.
I am (we are) aware that the activity may entail risks of injury or death. l/we understand the description of these risks is not complete and unknown or unanticipated risks may result in injury, illness, or death as a result of my/our participation in the activity.
Express assumption of risks and responsibility: I/we agree to assume responsibility for the risks of the activity identified herein and those risks not specifically identified. My participation in the activity is purely voluntary. No one is forcing me/us to participate. I verify that I am physically fit, not under the influence of alcohol or drugs at this time and sufficiently qualified, trained, and capable to participate in the activity. I assume full responsibility for myself, any minor children for whom I am responsible, and any persons who ride the boat while it is in my care for any bodily injury, accident, illness, death, loss of personal and expenses thereof as a result of any accident which may occur while I/we participate in the activity and further agree to hold harmless and indemnify Rivers Edge Resort LLC and its owner(s) against any and all injuries and damage resulting to renter, his/her children, invitees, and/or guests. I assume the risk(s) of personal injury, accidents and/or illness, including but not limited to sprains, torn muscles and or ligament, fractured or broken bones, eye damage, cuts, wounds, scrapes, abrasions and/or contusions, dehydration, drowning, oxygen shortage (anoxia) and/or exposure, head, neck, and/or spinal injuries, bite or attack by an animal, insect or marine life, allergic reaction, shock, paralysis, or death, l/we elect to participate in the activity in spite of the risks. I am responsible for protecting my skin and eyes from the elements. I agree to wear appropriate safety gear to include a U.S. Coast Guard approved personal flotation device (life jacket), while on personal watercraft or boats and participating in the activity. This is a basic safety caution and is required. Participation includes riding in any watercraft or boat.
Covenant of good faith: I recognize that you, a provider of services, will operate under a covenant of good faith and fair dealing. I recognize that you may find necessary to terminate the activity due to forces of nature, medical necessities, or other problems; and/or refuse or terminate the participation of any person you judge to be incapable of meeting the rigors or requirements of participating in the activity. I also agree that if it is found that the equipment in being misused, abused, or operated in an unsafe manner that you have the right to call in the rental equipment with no refunds given. I accept your right to take such actions for my safety and/or the safety of other participants.
Release: In consideration of services or property provided, I, for myself and any minor children for whom I am responsible, any heirs, personal representatives or assigns agree that Rivers Edge Resort LLC, its owners, directors, officers, agents, employees, and volunteers, their insurers, and each and every land owner, municipal, and/or government agency upon whose property an activity is conducted ("owner”) and their insurers, if any, shall have no liability of any nature for any and all damage to me and other persons or properties as a result of my/our participation in this activity. This release includes any acts, omissions, or negligence of the "owner", the operating named above, or any other person (including myself) or any entity, their agents, employees, joint ventures, servants, and their insurer(s), if any, for any such damage.
Lessee must notify lessor immediately if equipment does not function properly or no refund or allowances will be made. Lessee agrees not to alter or repair any of the equipment leased. Lessee acknowledges, by signing this agreement, that they have read the acknowledgement of risks, assumption of risks and responsibility, and release of liability.
Lessee acknowledges he has carefully examined the watercraft or boat and finds it (them) suitable for the purpose leased, and that other accessory equipment is in suitable and acceptable condition.
Use of Watercraft. Lessee is approved to use the above indicated watercraft on the following designated waters. Any and all bodies of water that are navigable and connected to the Wolf River System and lie up river from the Rat River intersection and down river from the Little Wolf River Intersection.
Improper Use. Lessee agrees (a) that all rented watercrafts shall not be used to carry passengers or persons for hire; (b) that rented boat shall not be used to carry property or passengers in excess of the rated capacity of the watercraft; (c) not to use the water craft to tow or propel any other watercraft, barge or "thing" without the Lessor's express written consent; (d) not to operate the watercraft or motor in a negligent manner; (e) not to operate the watercraft outside the area of use designated by this agreement; (f) not to permit the watercraft or motor to be operated by any person, other than the lessee, without the express written consent of the Lessor; (g) not to remove the motor from the watercraft for any reason whatsoever; and (h) not to remove the watercraft from the water in any way or for any reason.
Insurance. Lessor maintains no insurance coverage of any kind for Lessee on this watercraft and Lessee hereby acknowledges that no insurance for injury, death, damage or liability is provided under this agreement.
Damage or Destruction of Watercraft. Lessee agrees to pay Lessor the cost of all damages, excluding regular wear and tear, that take place during the term of this agreement. Lessee further agrees to pay a daily rate of $150.00 per day for each day the watercraft may be inoperable while such damage is repaired. Lessee agrees that the Lessor will charge the cost of any damage directly to the credit card used to secure this agreement and will provide Lessee with a detailed invoice for his record.
Indemnification of Lessor. Lessee agrees to indemnify and hold Lessor harmless for any and all damages to property or persons arising out of the use of this watercraft by the Lessee.
Expiration of Lease. Lessee agrees to return to the Lessor the watercraft and all contents in the same or substantially same condition as when rented at the expiration of this agreement. Payment of damages shall be paid in accordance with section 8 of this agreement, late return shall incur a rate of $50/hour.
Fuel Lessee hereby confirms the gas tank onboard the vessel contains fuel to begin rental. Lessee is to replenish such fuel as needed during the use and terms of this agreement. Lessee agrees to replenish with only fuel that is 100% gasoline and contains no ethanol. If Lessee provides ethanol fuel and damage is caused to the motor Lessee agrees to pay for any such damage that occurs.
Certification Boaters Safety Requirement. Any person born on or after January 1, 1989 MUST reach the age of 16 years old and MUST complete a Wisconsin DNR approved boater safety course before they may legally operate a boat on Wisconsin waters. Lessee, upon providing his driver's license for copy and record by Lessor to prove birth prior to this date or must also provide a certificate of boaters safety completion from the Wisconsin DNR before executing this contract.
Governing Law. This agreement shall be governed by the laws of the State of Wisconsin.
Lifesaving Equipment. Lessee and Lessor agree that all required lifesaving and safety equipment are aboard the watercraft and in good order. Lessee agrees to hold Lessor harmless from any tickets or fines resulting from missing lifesaving or safety equipment.
Rental Fee. Lessee shall pay the rental fee plus all applicable sales tax. This fee shall be paid in advance of rental or may be added to Lessee's total lodging bill.

Rivers Edge Resort LLC Pontoon Rental Agreement
- I have been instructed on, and completely understand how to properly and safety operate the rental equipment.
- I agree to abide by all applicable state & local laws while operating the vessel(s).
- Life jackets and throwables are stored under the seats in the pontoon boats. They should be removed and kept readily available in case they are needed. STATE LAW REQUIRES ALL CHILDREN 12 YEARS OF AGE OR YOUNGER MUST WEAR A CORECTLY FITTED, APPROVED, LIFE JACKET AT ALL TIMES WHILE ON BOARD (not provided by lessor), only adult sizes are available on the boats.
- I will not get off or inspect the boat while it is running. Being near the engine while it is being started or running can cause severe injuries.
- I understand that if the boat is returned dirty there will be a minimum charge of $100.00 for cleaning. Examples would he spilled food, drinks, mud, bait, fish, etc. Bring it back the way you received it.
- I fully understand that I am responsible for any damage to the machine, to the property of others and any injury to myself or to others.
- I agree that I am not under the influence of alcohol or drugs. I understand that if problems occur due to alcohol the police will be called to resolve the issue.
- I understand that no repairs will be done to the equipment without the consent of Rivers Edge Resort LLC.
- I understand that Rivers Edge Resort LLC is not responsible for inclement weather, and no refunds will be given. No refunds or credits will he issued for early return.
- I understand that rentals returned late will be charged at the stipulated $50 hourly rate.
- I agree that if it is found that the equipment in being misused, abused, or operated in an unsafe manner that Rivers Edge Resort LLC has the right to call in the rental equipment with no refunds given.
- I hereby certify that I understand and have read the entire Rivers Edge Resort LLC Pontoon Rental Contract with the lessor or an agent of the lessor. I fully understand all information and agree to abide by all terms of agreement.
